From the moment you drive up, the architecture of the home grabs you. As you enter through the single hinge pivoting 10 foot front door, you are taken by the vaulted ceiling, clean lines, and sense of space…come in and make yourself at home! There are windows galore allowing you to view the scenery unencumbered by window treatments.
Beautiful solid wood floors are only complimented by the equally beautiful wood ceiling with exposed beams, and custom woodwork throughout.
The great room open floor plan is where all the action will be. The kitchen has stainless steel appliances, 6 burner gas stove, beautiful concrete counter tops, and custom cabinets. There is loads of pantry space! The dining table seats as many as 10, with 4 additional stools at the kitchen island.
Make yourself comfortable in the living area with wood burning fireplace (wood provided), and watch the light change on the view, enjoy a movie, curl up with a good book, or for some conversation. The 2 sets of sliding glass doors lead out to the deck where you can continue to soak in the view.
The excitement doesn’t stop at the great room…all the bathrooms look as though they were taken out of Architectural Digest, with radiant floor heating. The stairway to the lower level is cantilevered, as is a portion of the great room. Want some quiet time? There is plenty of room to find your own private space.
Have a ping pong tournament in the game room off the lower level TV room, or after a day of fun and exploring, gather everyone around the fire pit (wood provided) and watch the stars fill the sky.

All cancellations made more than 60 days prior to occupancy will forfeit 50% of the nightly rental fee, plus the processing charge (2.95%). All cancellations made less than 60 days prior to the occupancy date will forfeit 100% of the nightly rental fee paid, plus the processing charge (2.95%). Any payment toward Cleaning Fee, Accidental Rental Damage Insurance Fee (ARDI), Facility Fee, will be refunded. Guest will be entitled to a refund less the cancellation fee, 25% of total nightly rental fee paid to date, if the property is re-rented for the same term (number of days), or portion there of, and at the same rate as contracted by the guest. AVL Property Management will make a diligent effort to re-rent the property. If balance due/final payment is not received by the due date as presented in the rental agreement, your reservation will be treated as cancelled and your deposit will be forfeited unless we can re-rent the property as indicated above. If a guest is disappointed or unsatisfied with the property due to differences in taste according to decor, accommodations, location, construction, mountain road conditions, etc. and declines to stay at the property, this will be considered a cancellation and no rent reduction or refund will be issued. All cancellations by guest must be made in writing/e-mail to Beth@AVLVR.com.

Full payment required to secure reservation if made within 60 day window of desired check-in date. We have stayed in the mountains several times, but we thought this was the best because we had beautiful mountain views and we were so close to downtown Asheville! Enjoyed the fire in the living room, my husband and I enjoyed the main bedroom, our teenage son and his friend took the downstairs and our teen daughter and her friend had the other side of the house. We had everything we needed in the kitchen, games and cards. Ping pong. Would definitely return to this house.

We arrived at the Ledge House, which is only 5-7 minutes from downtown AVL, making this better than we could have planned. You get the seclusion and nature you visit AVL for, as well as all the amenities you could need. The house was spacious, beautiful, and had everything our group needed. When we reached out to the hosts during our stay, they were always extremely prompt with their responses and willing to help. I took this trip with my family and would definitely book again. I’m planning to look at some of the other rentals they have in the area for future trips. Two thumbs up for anyone wanting the scenic views while having proximity to the city.
You cannot find a better place to stay and visit Asheville. The location is perfect, only minutes from downtown, yet secluded enough that you are out in the woods, have beautiful views, and might even get to see a few black bears! Lovely house and property. Perfect location. Our family of five loved every minute and can't wait to go back!
My wife, four kids (ages 5-10), parents and brother stayed here for a week. The property and home is fantastic - spacious, clean, great location, nice amenities, etc. very easy to check in and out. the description is completely accurate. only complaint is that the clothes iron is probably due for an upgrade.
Some friends and I stayed at the Ledge House for 3 nights. Most of us went to architecture school together and try to get together some place different once a year. This was by far our favorite place yet! The house is an architects dream, with no detail left unthought. It was well appointed with all amenities a group could need, spacious without being overdone, and cozy all at the same time. The location was perfect, 8 minutes to the city and no more than 30 minutes to some hiking and zip lining. AVL does a fantastic job managing this property and communicating along the way. 100% would recommend. We hope to be back.
This property was just stunning! It was very spacious and clean for our group of 10 ladies! After exploring the Asheville wineries, breweries, and hikes, this home was the perfect space to come back to and enjoy a lovely, relaxing evening! The management group was very helpful and it felt nice that they called to check in on us during our stay! Highly recommended this house!
This is our 4th time staying at the ledge house. The house layout is great for multiple families - there is a wing for the kids, and then two king bedrooms (one on the main floor, one on the lower level). House is always super clean, and the kitchen is well appointed. Location is great - about 8min from downtown, and just a couple minutes from an entrance to the blue ridge parkway. We will definitely be back again!
Property was great and we had everything that we needed. The views are awesome and it is super quick to get to downtown.
We are so grateful to have had this Special Home for our mountain vacation. My group of 8 aged in ranges from 16-52 and this home fit all of our needs. Beautiful laid-out floor plan and wonderful views. Pictures provided on VRBO App are a accurate. The location of this home is great as well. Far enough from Asheville’s city-center to enjoy most of the peace, privacy, and solitude of the mountains, yet close enough to access whatever we needed within minutes drive. I will say, we all had planned for a working outdoor Hot Tub, but the parts were still unfortunately on back order. I did love the access door from the Main 1st Floor Bathroom though. Would have likely made this rental a 10 out of 10. In the end, I highly recommend this property & the management group. Kudos to you all!

The house is beautiful and clean, but some amenities that were promised on the listing weren’t available and it was a huge disappointment for the whole family. We try to reach the property manager and all we got was a “sorry”.

We had three generations staying here as we celebrated my mother's 83rd birthday. The house is beautiful and well-equipped. And the views are stunning! Booking, check-in and check-out were very easy processes. We would stay again!

This was our second visit to this property. The house has a great set up for two families (dual master bedrooms!), is very well appointed (lots of kitchen tools), and is very clean. The location is great too - close to downtown and about 10min from an entrance to the Blue Ridge Parkway. We will definitely be back!

The home is gorgeous and comfortable. We slept well and played a lot of ping pong! The only things missing were cereal bowls and a pitcher for making iced tea, pretty minor. 🙂

Amazing property with great amenities.
The Ledge House provided a great place for our family to stay while we were attending a wedding near Asheville. We loved the fact that the bedroom areas are in different wings of the house so everyone had their own private space while we were there, but it also had the common areas of the living room and kitchen for everyone to gather when we wanted to be together. The weather was a little rainy off and on throughout the weekend, so we spent a lot of time at the house. It was very clean and had all of the necessary items for making our meals right in the kitchen and to eat together at the dining room table. It is just a short drive (about 10 minutes) into downtown Asheville so it was very convenient to pick up breakfast items in the morning or get takeout. The views from the house are awesome! Some of the furnishings in the living room and the jacuzzi could be updated, and we wished that there were some chairs on the deck to better enjoy the views outside. The access to the house was pretty easy, and we loved how modern it was. The highlight is that we got to see the mother bear and her cubs, and the cubs put on a wrestling show for us as we watched them from inside! We would definitely visit again!
This home was beautiful! The location was ideal! The outside was breathtaking! .. I dont know what else to say. I could not recommend this home more. Less than 10 minutes away from downtown Asheville and all the fun! 5 minutes from incredible hike! But we found ourselves loving the home so much, we stayed in more often than expected! The hosts are wonderful and constantly check in with you to make sure youre more than pleased with everything! Highly recommend- we will be back!
We had a lovely time at the Ledge House. Close to town and beautiful views of the mountains. Mom and baby black bears paid us a visit early one morning right out side - amazing to see them!

Wow, what a great house! We came to Asheville to climb, hike, mountain bike, and whitewater raft. If that wasn't adventurous enough, waking up in the Ledge House and "coming home" to it after a long day just kept the adventure going. The boys explored the mountainside, put puzzles together, played games--we even had a family ping pong tournament! Mom and I luxuriated in the view from the deck with a nice glass of wine. Can't forget the little touches either. Coffee was provided--gotta love that. Towels were big and soft. We liked the dryer balls so much we bought our own on return. In short, the Ledge House felt like home--a very cool home on a very cool mountain in a very cool town. Well done!
We gathered a group of old friends together for a fantastic weekend in Asheville. The House has a classy modern style and was very clean and tidy upon arrival. We had one issue with a breaker being flipped for small section of the house. The property manager came out very promptly to resolve that. We even got a check up call for our first morning there to make sure all our needs were met. Great customer service. As for location you can't do much better. A short 10 min drive to get to the heart of Asheville and a beautiful mountain view from the home itself. 10/10 would rent again.
This was a great location for our party of 9 (4 adults, 5 kids aged 5-13). The layout was great - the kids had a wing to themselves and both couples had king bedrooms. Quick drive into town for all the Asheville amenities. Would definitely return!

Beautiful house and great location. All bedrooms have a great view, everything was really clean, property managers were very nice and helpful. The hot tub was very small and never got hot enough and the house could use some rocking chairs in the deck to take advantage of the gorgeous views. The living room also needed retractable blinds. Other than that, everything was absolutely perfect. Thank you for letting us enjoy your beautiful home!

We had an amazing trip to Asheville thanks in large part to the beauty and comfort of the Ledge House. The scenery from the back deck is incredible, but you'll be just as pleased with the view from the inside of the house. It is impeccably decorated and yet so easily lived in. The property management team is easily accessible if needed, and every detail has been thought of. My only disappointment was that we didn't see the mama bear and her cubs we were told about. A few hints: If the water pressure seems low, it will recover as soon as the shower is no longer in use. Unload everything that needs to go in the fridge first and then open the door to put groceries in. It takes awhile for the temperature to go back down. If you have someone in a wheelchair, there are three steps down from the driveway to the first level of the house. Just FYI. Enjoy your time in Asheville, but plan to spend a lot of your time at your temporary home away from home. It's just too great of an experience to spend much time away! REPLY: The low water pressure issue has been corrected. The refrigerator is addressed in the Guest Information Book located in the home, but has been added to the Welcome e-mail sent to guests 1 week prior to arrival. Please let us know if someone in your party has a disability so that we may address your accommodation needs.
Everything was great, even the driveway once you get used to the crazy slope! Very nice house in a pretty convenient yet a little remote location. I would stay here again if I had the opportunity!

As soon as I walked in the front door I was impressed! I stayed there with a group of friends and family for a long weekend and everybody loved the house! The pictures online made it look awesome, but it really is even better in person. I would definitely recommend this house to anyone looking for an upscale stay in Asheville!

My family really enjoyed our time at the ledge house. We spent many hours doing puzzles and playing games amongst the mountain views. We were even able to do our annual cookie bakeoff in the gourmet kitchen. The house was spacious, very clean & perfect for a group that wants both the mountain & Asheville experience. It was a quick 10 -20 minute drive to anywhere we wanted to go in town. Parking two cars on the steep driveway was a challenge at first but we got the hang of it. My only complaint was that all of the mattresses were rather tough. Overall, I'd highly recommend staying at the ledge house!
We had a wonderful stay with our family of five at this modern, well-appointed home located within a 10 min. drive to downtown Asheville. Lots of windows with beautiful view of the mountains from the back, spacious, well-outfitted kitchen, high quality, comfortable beds and tons of great extras (heated floor in the master bedroom, ping pong table downstairs, hot tub to name a few). We’ve traveled extensively and used vrbo often— Thus was definitely one of the best properties we have rented!

The house was immaculate and was comfortable for five adults! It was close to town which made for easy transportation.
The house is architecturally stunning. The property was spotless and perfect for a family get together. We are a family with adult children and the layout of the house was perfect for us. Location is close enough to downtown to go out to dinner and explore Asheville and surrounding sites. When we first arrived the heater was not working properly. After we called they sent a service person to repair right away. Other reviewers had said they thought the beds were too hard, but we liked the firm beds. There is a neat fireplace in the house which we really enjoyed. We would definitely stay here again and would recommend to others.
We had the family in for a Thanksgiving retreat and we were all extremely impressed with the home and amenities. The accommodations were ample and the mountain views were magnificent. wow! this house is impressive! it was so thoughtfully designed - attention was placed in every detail. high end appliances, fixtures, custom woodwork and tile work are beyond impressive. and the laundry room left me daydreaming of improving my own. we enjoyed the two person hot tub - fits three if you're not big people. and ping pong was really fun. the bathrooms are all beautiful and the house was super clean. we were surprised upon reading the house rules when we arrived - warnings that if any furniture was left out of place, there would be a $50 charge per item. there were other warnings of potential fees for not following the rules of the house which made our group a little nervous. also - i understand that everyone has their own preference for mattress firmness. this house meets a variety of needs. but doesn't suit if you all prefer firm or soft. my husband and i wanted to sleep in the queen room near the bunk room where our kids would be. but the mattress in the queen is super firm. my parents, who prefer firm, found it to be even more firm than they were comfortable in. the upstairs king is heavenly. the mattress had a thick tempurpedic layer that made it beyond comfortable. i didn't check the downstairs king suite but my sister in law- who likes firm - said that the mattress was soft. go figure. anyway, we loved the proximity of the ledge house to downtown asheville, the blue ridge parkway, the biltmore house, etc. it's easy to get anywhere from the house. we had dinner one night at table. it was superior. and we enjoyed touring the grove park inn almost as much as the biltmore house. i highly recommend the ledge house and hope we get to go back!
The Ledge House was all that I hoped it would be. The house itself is the kind of architecture that I have grown to love and I enjoyed being able to experience it first hand. I enjoyed learning about quality of space versus quantity and was truly inspired by the home. We traveled with another family and there was more than enough space. We had a very busy time while in Asheville and the house was conveniently located for our rafting, hiking and Biltmore adventures. Truly an amazing home.
This house was among the cleanest and well-appointed in which we have stayed with our five kids. It was convenient to the many great restaurants of Asheville and yet felt very private. The weather thwarted our hiking plans, but we had a great time relaxing in the house with games, books, ping pong, and puzzles, and we especially enjoyed the hot tub on the deck. It was the perfect place to relax. The rental process was seamless.
This was the perfect house for our family of 8 to celebrate a birthday! It is so close to all of our favorite Asheville activities! The house itself is a contemporary architecture gem overlooking the mountains- Perfect view for North Carolina sunsets! The layout is great with kids as there are separate areas that can be closed off and the ping pong table and downstairs rec room with TV was great for entertaining everyone!
This house is stunning -- the architecture, interior design, layout, location, amenities, etc., etc...all fantastic. Our group was traveling to Asheville for a weekend and looking for something ~10-15 minutes from downtown, but far enough away that it offered some sense of seclusion and remoteness. The Ledge House was the absolute perfect solution. A wonderful confluence of modernism, minimalism and luxury....and spacious, inside and out, so it's wonderful for slightly larger groups or families. Above all else, it's clear that The Ledge House was built to showcase and respect the wondrous nature amidst which it is so fittingly nestled. We cherished the time we were able to spend there, and look forward to returning many, many more times.
The Ledge House was perfect for our work conference at the Grove Park Inn. We didn't want to stay with the crowds at the Grove Park. The house was convenient enough to downtown, grocery stores, etc., but felt like it was on top of the mountain. The ping pong table provided hours of entertainment. The house was very clean and modern, and it had everything we needed.
This is a once in a lifetime experience. The Ledge House has room for coming together and private time. What a great retreat for a family get together or a private time. The location on high is inspiring; the amenities inside are minimalist yet complete. We had time to explore, meditate, enjoy the hot tub, ping pong table, and cook the excellent local produce. Hiking in DuPont Forest was amazing as was visiting The Biltmore Estate. Wandering around Asheville was great as was eating in the eclectic restaurants. The Ledge House is a place to return to over and over again....in every season.
We were so pleased to find this beautiful home when searching for the right place to stay with friends who had never visited Asheville before. The architecture, furnishings and view all make quite an impression. (We noted a number of design ideas we'd love to incorporate if we're ever fortunate enough to build our own.) The way the home is sited is inspired, too, as though you are perched among the surrounding treetops. As others have noted, turning left out of the driveway gets you to downtown amenities in minutes. We also discovered, sort of by accident, that turning right gets you quick access to a convenient Blue Ridge Parkway entrance. So, the location is ideal. The only disappointment. .. .was having to leave. Also have to mention the great experience with the folks from AVLVR. They were a pleasure to book with and we'll definitely ask them to help us set up return visits.
The house was absolutely amazing with incredible views. We would recommend this property to anyone visiting Asheville. No detail was spared when designing and building this home. Only 5 minutes from downtown, it is still secluded enough to offer substantial privacy. We will definitely be back!
The house proved to be exactly as advertised and worked perfectly for our gathering. Plenty of space for a large group and truly amazing views of the mountains and downtown Asheville. Very easy commute (10 minutes) into the city, but certainly secluded and private as well. Definitely would recommend staying at this house.
This house was everything we could have asked for and more!!! Not only was the property clean and modern but the place was stock with everything we could have asked for: clean linens, fire wood, dishes, coal, coffee etc...! There was plenty of space space for our while group and we really loved spending time on the porch which has a stunning view!!! Would LOVE to go again!!!
